Access Statement
Transport and Location

1.Located in the village of Llyswen, and situated on the A470 between the towns of Brecon and Builth Wells.

3.Tarmac car parking facilities at the rear of the building which can fit 4 cars comfortably. The distance from the car park to the front entrance is approximately 10 yards.

4.The entrance to the bed and breakfast is at the front of the premises, however we do ask walkers if they wouldn’t mind entering the premises from the back door in case of muddy shoes etc.

5.There is a local bus service available – time tables available in the breakfast room.

6.Our nearest towns are Builth Wells, Hay-on-Wye and Brecon all of which are approximately 20 minutes drive away but can also be accessed via the local bus service.

7.Brochures, leaflets etc of all the local attractions are available in the rooms, breakfast rooms and some of the more well known attractions are illustrated on our website.
The Main Entrance and Reception facilities

1.All residents will be met and greeted by us upon arrival and shown their room.

2.Residents will be given a key to the front door of the premises upon arrival and are able to come and go at their own leisure.

3.We have an outside sensor light, therefore the rear, side and front of the house are well lit when you are approaching.

4.There is one step to enter the front of the property.

5.The access to the rear of the house is completely flat.
-
6.In the downstairs the floor level is flat throughout.

7.There is no public phone available, if you require a public phone there is a phone box in the village.

8.The landing area and hallway are well lit.
-
9.There are 13 stairs to the 1st floor.

10. We do not cater for guests with wheelchairs.

11. We do not have a stair lift.
The Accommodation
-
1.We have two en-suite rooms, one double and one twin room.
-
2.The en-suite for the double room, has walk in shower, toilet and hand-basin and the en-suite for the twin room, has a bath, with shower over the bath, toilet and hand basin. Both bathrooms have vinyl flooring. The rooms have, wardrobes, television, chairs, tea and coffee making facilities and are carpeted.

3.Breakfast is served between 7.00am and 9.00am and the rooms must be vacated by 10.30am.

4.All the rooms have radiators.

5.Towels are provided.
6. Use of an iron and ironing board is available upon request.
7. Each bedroom has its own key.
8. Mobile phone reception is poor for those using the Orange network, other networks are available.
9. We do not allow any pets in the premises.
10. All guests are welcome to use the conservatory or the patio area at the rear of the property to sit and relax at their leisure, they can access this through the breakfast room and back door.
11. All rooms have remote control colour television.
12. All rooms have bed side lamps.
In the event of a fire.

1.In the event of a fire can all guests please vacate the building by either the front or back door and assemble on the lawn at the front of the premises.

2.From the double room bedroom door to the top of the stairs is 3 steps (average person), from the twin room to the top of the stairs is approximately 7 steps.
Disabled access

1.You access Oakfield via a tarmac drive to a car park at the rear of the building.

2.The front door has one step up.

3.The back door has level access into the entrance hall.

4.The stairs has thirteen steps to the first floor on which are the bedrooms.

5.Bed height 600cms.
-
6.Both rooms have straight backed chairs.

7.En-suite bathrooms, double has private walk in shower whereby you need to step up into the shower, toilet and handbasin. Twin room has bath with shower over the bath, toilet and handbasin.
